What to do next, and a lesson in setting priorities

Now that the main level of our house looks mostly presentable, readers, we’re thinking about what needs to be done next, and which things are Phase 1 items and which things will come later on in Phase 2 or 3.

We sat down and wrote out a list of everything we want to do around the house, room by room.  Here’s what we got:

Living Room

  • Paint the walls
  • Put up art/pictures
  • Paint the frame of our Ikea picture to make it less “Ikea”
  • New ceiling fan
  • More seating, in the form on two decorative, yet functional, accent chairs
  • Wall mount the TV
  • Add a decorative mantle, which will be below the wall mounted TV

Dining Room

  • Paint the walls
  • Change or remove the bedroom style door off the hallway (French door?  No door?)
  • Change the closet door into something more sleek and modern, maybe like this?
  • New light fixture
  • Add more closet shelving/storage


  • Paint the walls
  • Change closet door to something more modern
  • Change bedroom door to something more modern
  • Paint dressers (I’m thinking light grey, or ombre style)
  • New ceiling fan
  • Hem curtains


  • Chaise lounge or comfy reading chair
  • Add an area rug under the reading nook area
  • Paint the walls
  • Add storage shelves to the closet for office supplies
  • Paint the filing cabinet
  • Change the office door to something more modern


Phase 1 (aka making the bathroom less awful while we save our pennies for a gut-job)

  • Remove wall tiles
  • Paint the walls
  • Possibly paint the existing vanity
  • Scrape off the old bathtub caulking and redo it
  • Change the bathroom door to something more modern
  • Remove the second shower curtain rod
  • Replace the bathroom sink faucet
  • Replace the bathtub faucet and shower hardware
  • Add art to the walls

Phase 2 (when we rip everything out of there)

  • New flooring
  • New vanity, this double sink beauty from Rona
  • New bathtub
  • Tile around the bathtub area


Phase 1

  • Add an island with space for shelves and a dishwasher
  • Paint the walls
  • Add pull-out shelving to pantry cupboard

Phase 2 (total gut-job)

  • Rip out counters and redo everything
  • New countertop
  • New fridge
  • New gas stove with a proper hood

Rec Room

  • Paint the walls
  • Put down laminate flooring
  • Repaint water damaged baseboard and reattach them
  • New curtains for windows
  • Add area rugs to make it cozy
  • New sectional couch
  • Hang Star Wars posters
  • Unpack DVDs and attached DVD towers to the wall
  • New BIG TV

General Basement

Phase 1

  • Paint cement floors
  • Paint stairs to basement and add a runner
  • Paint hallway leading to the basement
  • Shelf for workout room TV
  • Replace 5 of the basement windows
  • Fix the HRV
  • Nicer shelves for the storage room
  • Tear down wood paneling
  • Insulate and drywall as much as possible
  • Fix section of furnace pipe
  • Replace laundry wash tub

Phase 2

  • Replace washer and dryer
  • Create a bathroom in the roughed-in space


Phase 1

  • Add fencing across the driveway to seal in Oscar
  • Add lattice to side of the house to seal in Oscar
  • Paint front door
  • Determine weeds and non-weeds and get yard ready for gardening next summer
  • Add vines and plants along fencing for privacy
  • Fix crack in the foundation
  • Paint the shed
  • Remove weeds from back patio
  • Sweep leaf gunk out of the gap between the house and the driveway and seal it
  • Add table and seating to back patio
  • Fix grading around foundation

Phase 2

  • Redo the front porch, it’s sinking into the ground
  • Redo the driveway and retaining wall, and driveway fencing <-this will be a biggie

Right now we’re thinking about the little things, like painting and replacing the faucet in the bathroom.  The next thing on our list is putting flooring down in the basement and getting that room looking like a usable space.  The new couch and TV can come later, we just want it to look like living space instead of a giant storage room.

As you can probably see from the list, there are some pricey things we want to do.  Some are more urgent than others, and now it’s about deciding which things we want to do first, and which things we have grumble about doing because home ownership.  We’ll let you know what we’re doing as we do it.
